An apartment of 45 square meters in Skopje’s Kisela Voda municipality was sold for €130,000, making it the highest achieved apartment price per square meter in the first quarter of the year. According to the report from the Real Estate Cadastre Agency’s Register of Prices and Rents for the January–March period, the price reached 177,667 denars per square meter, or €2,888 per square meter.
The data show that market activity declined significantly in the first quarter of 2026. A total of 7,757 transactions were registered, including sales and leases, which is 16.4 percent fewer than in the fourth quarter of 2025. The total financial value of the real estate market reached €276.3 million, marking a quarterly decline of 12.4 percent.
In the same period, 5,174 real estate purchases were recorded, including 4,311 sales, 741 investor sales, 110 purchases by the state and 12 auction sales. Apartment sales fell by 27 percent compared with the previous quarter, while their total financial value dropped by 23 percent. Sales of houses also declined by 23 percent, while agricultural land and forest sales fell by 8 percent and commercial space sales by 11 percent.
The highest number of sold apartments was recorded in Aerodrom, where 193 apartments were sold. Bitola had the highest number of house sales, with 54 transactions. Centar recorded the most commercial space sales, Kočani had the highest number of agricultural land and forest sales, while Kumanovo led in construction land transactions. The first quarter also saw 151 garage sales across several municipalities.
The report also shows a drop in new-build sales. In the first three months, 712 newly built apartments were registered, 292 fewer than in the fourth quarter of 2025, representing a 29 percent decline. At the same time, 28,013 pre-registration construction sheets have been recorded, indicating that many buildings are still under construction and expected to enter the market soon.
